  1. So what if the buyer clues in that he's overpaying and they take you out of the deal? Example: If the buyer is excited about this house and wants it, how can you ensure he will only talk to YOU. Once he realizes you're not the home owner, won't he think to go to the seller directly?

  3. Why would a motivated seller sign a contract with a wholesaler for 30-45 days while he looks for a buyer? If I were a motivated seller, I would contact one of the many investors who have their own cash. It sounds to me like you need to be a very good salesman to be a wholesaler. Am I missing something?
